Bring Saguaro Property Group's whole history in — any property-management software, VRBO and other platforms, bank exports, or your own spreadsheets. Import the left tab first, then Airbnb.
Recommended order: start with your property-management export, then add bank / Zelle and Airbnb exports — they attach to the properties the first import creates.
Drop exports from anywhere — we'll do the rest
Any property-management software (Buildium, AppFolio, TurboTenant…), any booking platform (VRBO, Booking.com — Airbnb has its own tab), your bank's payment exports, or spreadsheets you keep yourself. CSV or Excel, any order, any column names — our AI reads each file, works out what it is, and maps it to Nexxus. Import all your history: everything settled in your previous system stays settled and never double-pays an owner.
What to gather (import everything you have — each file makes the picture more complete):
• Properties / rentals — your unit list with addresses
• Tenants — current and past residents
• Leases — terms, dates, rent amounts
• Tenant statements / ledgers — every charge & payment
• Rent roll — current balances cross-check
• Security deposits & liabilities — what you hold
• Owners — your rental owners / LLCs
• Owner draws / payments — what you've paid owners (ePay, Zelle, bank exports)
• OTA reservations — VRBO / Booking.com stay exports
• Current-tenant roster — settles who still lives where
Buildium shortcut: Settings → Export Data (Rentals, Tenants, Rental owners) · Reports → Rent Roll, Security Deposit & Liabilities, Tenant Statement (through today), Current Tenants, ePay Activity. Import this PMS data first, then the Airbnb tab — stays match your properties by address once they exist.
Nothing is written until you confirm. Your files stay in your browser — only column headers and a small sample are sent for AI mapping.
Grab these three exports from Airbnb
- Reservations — airbnb.com → Reservations → All → “Export to CSV”. Airbnb only exports the page you're looking at, so export every page and drop all the files here together.
- Paid payouts — Earnings → Paid → set the date range to your whole history → “Get report”.
- Upcoming payouts — Earnings → Upcoming → “Get report”.
The payout reports carry the real payout dates and cleaning fees — without them, payout timing is estimated. Import your property-management data first (the other tab) so these stays can match your existing properties instead of creating new ones. VRBO and other platforms' exports go in the other tab too — its reservations importer handles any platform.
