Deletes are allowed only when no real money is attached. For a property you've stopped managing, use "No longer managed" instead — history stays, capacity ends.

Occupancy counts rentable UNITS, not building containers — buildings expand to their units, marking a unit no longer managed removes it from the math, and duplexes that sometimes lease as one home have a clean workaround.

No — a unit holds one direct tenancy at a time, enforced everywhere a booking is created or moved. Back-to-back same-day turnover is fine; room-by-room and OTA history are exempt.

The signed lease keeps its original rate forever; the booking carries the current effective rent. Changing it requires attesting to a written agreement, and every change is logged with its effective date.

How the tenant ledger works
Every tenant has one ledger: charges (rent, fees, deposits) and payments, each with a due date. Payments allocate to the oldest due charge first, and the balance is always charges minus payments.

Recording manual payments (Zelle, check, cash)
Money that arrives outside Nexxus — Zelle, check, cash, a bank transfer — gets recorded on the tenant's ledger with its real date and method. These count as 'attested' in payout runs.

Security deposits: tracking, deductions, and refunds
Deposits are tracked per tenancy as a liability — held, not income. At move-out, record deductions with reasons and refund the remainder; the tenant sees the accounting in their portal.

The Due now widget and past-due balances
The dashboard's Due now widget lists every tenant with a balance currently due — net of credits, one click to their ledger. Long-departed tenants' stale balances are filtered from the widget (never from the ledger).

Autopay: how automatic rent collection works
Tenants enroll in their portal with a saved bank or card. Each month, autopay charges the monthly rent on the due day — with a catch-up rule so late enrollment or a hiccup never skips a month.

One-time setup: connect your Stripe account from Settings → Payments & Stripe (embedded onboarding, ~10 minutes with your business and bank details). Rent then flows tenant → your Stripe → your bank.

Tenants pay rent in their portal by bank (ACH, free to them) or card (a convenience fee is added). You control which rails are on and the card fee in Settings → Payments & Stripe.

Collected cash pays owners only money that has actually arrived; Advance fronts the month's earned rent before it lands. Months on different bases self-balance automatically.

Fee resolution cascades: booking override → per-owner property agreement → company default. Multifamily units inherit the building's owner links, and standing deductions post once per scheduled run.

Cut an extra payout mid-window at any past cutoff date. It pays the delta of rent collected since the last run, and the next scheduled run automatically nets it out.

Verified means a real payment rail confirmed the money (Airbnb, Stripe); attested means the operator recorded it manually. The run banner totals attested money so you review it before approving.

When do owners get paid? Payout windows and cadence
Your company payout day defines the collection window each run pays out. Day 10 means the June run pays rent collected May 10 → June 10; set day 1 to pay the prior month in arrears.
