E-signing leases
Leases are signed electronically: the applicant signs in their portal, you countersign in the admin, and the executed PDF is frozen exactly as signed — permanently.
No printing, no scanning, no third-party e-sign subscription — signatures are built in.
The signing sequence
- You generate the lease from the application (the wizard fills property, term, rent, deposit, and fees).
- The applicant signs in their portal. They see the full document, review, and sign electronically. You're notified the moment they do.
- You countersign in the admin. The application detail shows the countersign action once the applicant's signature is in.
- The lease is executed. Both portals get the executed copy; yours is stored with the tenant's documents.
The document is frozen
At generation, the lease PDF is snapshotted — and once signed, that snapshot is the legal record. Nothing edits it afterward: not a rent change, not a settings change, not a re-import. If terms genuinely change mid-lease, the document stays as signed and the change is tracked separately — see Rent changes mid-lease.
Where signed leases live
The tenant's Lease tab shows the executed document plus the as-signed terms; the tenant sees the same PDF in their portal. Generated documents are also browsable from Reports' document archive.
Common questions
- Can I use my own lease document? The wizard generates Nexxus's lease from your terms. You can attach your own documents to the tenant's file, but the built-in e-sign flow runs on the generated lease.
- The applicant can't find where to sign — it's the "Review your lease" action on their portal home; their status page links straight to it.
- Wrong terms after generating? Regenerate before anyone signs — nothing is binding until signatures land.
