Multifamily buildings and units

Multifamily in Nexxus is a building with units under it. Tenancies, ledgers, and occupancy live at the unit level; ownership usually lives at the building level.

Owner inheritance

Owner links set on the building flow down to every unit automatically — assign the owner once, and each unit's rent attributes to them at the building's fee rate. Unit pages show these as inherited links, labeled with where they came from and the effective percentage.

When a unit is different (condo-style)

If one unit has different ownership — a condo sold off, a unit with its own investor — give that unit its own owner link via the "override for this unit" action. A unit-level link overrides the inherited set entirely (it doesn't blend): the unit uses its own owners and rates, and the building's links continue to cover the other units.

What this means for money

Payout runs, statements, and 1099s all resolve each unit's owner through the same rule — unit link if present, otherwise the building's — so the books always match what the unit pages display. The management fee resolves through the usual cascade on top of whichever link applies.

Leasing units

Each unit rents independently: its own tenancies, its own ledger, its own spot on the calendar. The double-booking guard applies per unit — two leases can't overlap on one unit, but different units of the same building rent freely in parallel.

Setting one up

Create the building, add its units on the Units tab, then assign the building's owner on the Settings tab. Only visit a unit's owner settings when that unit genuinely differs.
