Owners, ownership percentages, and owner links
Owners link to properties with an ownership % and a management fee %. Ownership must total 100%; rent, payouts, statements, and 1099s all attribute by each owner's actual share.
In Nexxus, an owner is the person or entity you manage for, and an owner link ties them to a property with two numbers: their ownership % and their management fee %.
Assigning owners
On a property's Settings tab, assign an owner, set their ownership share, and set the fee rate for that agreement. A property can carry multiple owners — the tab shows how much is allocated and prefills the remainder — but ownership must total 100% or less; Nexxus rejects over-allocation outright.
Why the percentage matters everywhere
The ownership share isn't cosmetic — it drives the money:
- Payout runs split each property's net by ownership share.
- Owner statements and the owner portal show each owner their share.
- 1099 worksheets attribute gross rents by actual share, so co-owners each get the right Box 1.
If part of a property is unassigned, that remainder reports as operator-owned rather than silently inflating someone's share.
Owner details worth filling in
On the owner's detail page: tax ID and mailing address (needed at 1099 time — see Tax season), email (for statements and their portal login), and any recurring monthly deduction on the property link (covered in fees & deductions).
Owners vs tenants vs teammates
Three different kinds of people, three different accounts: teammates work in this admin; tenants get the resident portal; owners get the owner portal — read-only visibility into their own properties, statements, and shared documents, and nothing else.
