Owner statements
Branded PDF statements per owner: gross rent, management fees, deductions, net — built from actual payout runs when they exist, clearly badged as projected when they don't yet.
The statement is the owner-facing answer to "what happened with my property this period" — gross rent collected, your management fee, any deductions, and their net, itemized per property.
Actual vs projected
A statement is built from actual payout runs whenever they exist — the same approved numbers the owner was actually paid, marked sent or pending. For a period with no run yet, the statement computes a projection from the ledger and is badged as projected so nobody mistakes an estimate for a settled figure. Once you approve the run, regenerate and the badge disappears.
Generating
From the owner's detail page ("Income statements") or from Reports. Statements render as branded PDFs — your logo and accent — and are archived automatically: on the owner's page and in the Reports document archive, so you can always re-pull what was sent.
What the owner sees
If the owner uses the owner portal, their statements are available there — same document, no email attachment shuffle. Many operators still email the PDF the first few months; both work.
Statement math questions
The classics, in order of frequency:
- "Why is this month's rent low?" — the statement follows payout windows and collected cash; an Airbnb payout that landed after the payout day belongs to the next period.
- "What's this deduction?" — recurring owner deductions (e.g. operator-provided internet) post per scheduled run; see fees & deductions.
- "Does this match my 1099?" — the 1099 reports gross rents for the calendar year; the statement shows gross and net per period. Same underlying ledger, different lens — see Tax season.

When do owners get paid? Payout windows and cadence
Your company payout day defines the collection window each run pays out. Day 10 means the June run pays rent collected May 10 → June 10; set day 1 to pay the prior month in arrears.

Tax season: 1099 worksheets for owners and vendors
Year-end worksheets compute owner 1099-MISC Box 1 (gross rents by actual ownership share) and vendor 1099-NEC totals, flag who crosses $600 and what info is missing, and export to CSV, PDF, and a per-owner email.
