Reports: what's available and how to run them
Cash-basis reports for operating and tax questions: Operator Income, Owner Income Statements, Revenue by Property, Tenant Ledger, Maintenance & Expenses, and 1099 worksheets — all exportable to CSV and branded PDF.
The Reports page answers the questions your accountant, your owners, and your own gut keep asking — from the same ledger every other number in Nexxus reads.
The reports
- Operator Income Summary — your headline: management fees plus fee income you keep, by period. The deep-dive is its own guide.
- Owner Income Statement — per-owner gross rents, management fees, expenses, net. The backbone of statements and 1099s.
- Revenue by Property — collected income per property.
- Tenant Ledger — a tenant's full charge/payment history for a period.
- Maintenance & Expenses — work orders and their costs.
- 1099 worksheets — owner 1099-MISC and vendor 1099-NEC at year-end (tax guide).
Cash basis, deliberately
Reports count money when it moves: collected rent counts when it arrives, not when it was due; booked-but-unpaid amounts don't appear as income. (The Operator Income report additionally offers an earned lens — see its guide.) Deposits are a liability, never income.
Running and exporting
Pick a report, a period preset (this month, YTD, last year, all time…), and Run. Results show a summary plus the full table; export as CSV (for spreadsheets/accountants) or branded PDF. Generated PDFs are archived in the Generated documents list on the Reports page — and an owner's statements also show on their detail page.
If a number looks wrong
First check the period and whether you expected cash or earned. Then remember the classics: deposits aren't income, pre-baseline history is settled, and money you haven't recorded (manual payments) can't be reported. If it still looks off, ask in the support chat with the report name and period.

Tax season: 1099 worksheets for owners and vendors
Year-end worksheets compute owner 1099-MISC Box 1 (gross rents by actual ownership share) and vendor 1099-NEC totals, flag who crosses $600 and what info is missing, and export to CSV, PDF, and a per-owner email.
Occupancy, revenue charts, and channel numbers
Occupancy is nights-based against the days you actually managed each unit; every revenue and channel figure app-wide is collected income from the ledger — so dashboards and reports always agree.
