Tax season: 1099 worksheets for owners and vendors
Year-end worksheets compute owner 1099-MISC Box 1 (gross rents by actual ownership share) and vendor 1099-NEC totals, flag who crosses $600 and what info is missing, and export to CSV, PDF, and a per-owner email.
January's least favorite chore, mostly automated. Nexxus produces worksheets and recipient copies — the numbers and documents you (or your accountant/filing service) file from. It doesn't e-file with the IRS itself.
The two worksheets
- Owner 1099-MISC — Box 1 = gross rents collected per owner for the calendar year, attributed by actual ownership share (co-owners split correctly — see ownership).
- Vendor 1099-NEC — totals paid per vendor from completed work orders.
Both flag who crossed the $600 threshold and warn on missing TINs or addresses so you can chase paperwork before the deadline, not after.
Before you run it (the 10-minute pre-flight)
- Settings → Company: your legal name, EIN, and tax address — these print as the filer block.
- Owner details: tax ID (SSN or EIN) and mailing address per owner. TINs display masked on screen and full in the export.
- Vendor records: TIN, address, W-9 on file.
Outputs
- CSV with full TINs — for your filing service or accountant.
- Recipient-copy PDFs per owner/vendor — branded, clearly marked as recipient copies (not IRS Copy A).
- A per-owner "Copy email" — a ready-to-send year-end summary with gross rents, management fees, expenses, and net, so owners have their deduction numbers without asking. Operators used to write these by hand every January; now it's a click.
Accuracy notes
Numbers are cash-basis for the calendar year — what was actually collected. Imported history counts (that's why importing full history matters for a mid-year switch). If an owner disputes their number, their statement history is the itemized backup.
