Importing your data from Buildium, Airbnb, and other systems
How the import wizard works: what to export, how far back to go, the Review step, the verification summary, re-imports, and undo.
The importer is how you move into Nexxus without retyping your portfolio. It reads the export files from your previous system and builds everything — properties, units, owners, tenants, leases, bookings, and full ledger history — then verifies its own work and shows you the receipts.
What to export
- Buildium: the importer walks you through which reports to download. Export full statement ledgers, and start your export in the prior December so your first Nexxus payout window has complete history behind it.
- Airbnb / short-term rentals: use the Airbnb tab on the Import page. Heads up: Airbnb's reservations export only contains the page you're viewing — export every page. Payout history comes from Earnings → Paid / Upcoming → "Get report."
- Other systems: the universal CSV path uses AI-assisted column mapping — bring whatever ledger/tenant/property exports your system produces.
How far back to go
The Review step has a "Go back" selector: this year, last 12 months, last 24 months, or all available history. More history means better trailing-12 reports, real occupancy, and complete owner records. If your exports reach back years, prefer All available.
The Review step — every judgment call is shown
Before anything is written, the wizard lists what it plans to create, including tenants it rescued or skipped (with the evidence, and a per-row Current/Past override — useful when your old system marked a holdover tenant "former"). Nothing is silently dropped.
The Summary — trust, but verify
After writing, the importer reconciles the database against your files: per-tenant ledger totals to the cent, tenant-by-name differences, and a verdict. It also states when owner payouts through Nexxus begin (see The payout baseline).
Re-imports are safe
Running an import again merges — existing properties, owners, and leases are matched and reused, never duplicated. Importing a deeper history range later tops up what's missing. If a listing you no longer manage comes along for the ride, the Airbnb flow has a "no longer managed" checkbox that imports its history but marks the property inactive.
Undo
Every import runs as a batch. Settings → Data & imports lists your batches with an undo. If something looks wrong, undo, fix the export, and re-run — that's the intended workflow, not an emergency measure.

The baseline is the line between owner money your previous system already settled and money Nexxus runs own. It freezes when you approve your first run and never moves from viewing.
