Importing Airbnb and short-term rental history
The Airbnb import tab reads your reservations and payout exports, builds bookings with real payout dates, reconciles to the cent, and stays safe to re-run as new stays land.
The Airbnb tab on the Import page turns your Airbnb exports into real Nexxus bookings — with income recognized per stay and payouts recorded on the dates Airbnb actually paid you.
Getting the files (the part everyone trips on)
- Reservations: Airbnb's reservations export only contains the page you're currently viewing — page through your history and export every page. Nexxus dedupes overlapping files, so exporting generously is safe.
- Payouts: go to Earnings → Paid (and Upcoming) → "Get report." These CSVs carry the real payout dates and amounts. The "custom report" PDF is not usable — skip it.
Mapping listings to properties
Each Airbnb listing maps to a Nexxus property — matched automatically where the names line up, with a manual picker otherwise. Mappings are remembered for future imports. If a listing is one you no longer manage, a checkbox imports its history but marks the property inactive so it never counts as a managed door.
What gets built
Bookings per stay, income per booking, and payout events on real payout dates — which is what makes owner payout runs and the payout-window reports line up with your bank account. Everything reconciles to the cent in the import Summary.
Keeping it current
Re-running the import with newer exports extends — new stays are added, changed ones updated, nothing duplicates. For a quick between-imports update there's also "Update from Airbnb": paste a screenshot of a booking card and Nexxus reads it into a pending update for your review.

When do owners get paid? Payout windows and cadence
Your company payout day defines the collection window each run pays out. Day 10 means the June run pays rent collected May 10 → June 10; set day 1 to pay the prior month in arrears.
What imported history can and can't do
Imported history is closed business: it powers reports and occupancy, but it never triggers late fees, never re-pays owners, and re-imports never duplicate.
