What imported history can and can't do
Imported history is closed business: it powers reports and occupancy, but it never triggers late fees, never re-pays owners, and re-imports never duplicate.
Nexxus imports your full history so your reports, occupancy, and owner records are real from day one. But history is closed business — the live engines treat it as already handled by your previous system. That principle shows up in a few specific protections:
Late fees never reach back
- Late fees never accrue for any day before a lease existed in Nexxus. An old unpaid balance from your previous system will show in the ledger (it's real), but it won't start generating daily fees the moment you import it.
- Late fees also stop at lease end — a tenant who moved out with a balance doesn't keep accruing daily fees forever.
- OTA bookings (Airbnb, Vrbo, Booking.com) never accrue late fees at all. The platform is holding the guest's money; a payout that hasn't arrived yet is a timing fact, not delinquency.
Owners are never paid twice for the past
You already paid your owners for imported months through your previous system. The payout baseline closes that period: rent applied before the baseline never appears in a Nexxus payout run. Your imported owner-payment history stays visible as read-only records. Details: The payout baseline.
Old balances don't clutter "Due now"
The dashboard's Due-now widget drops balances whose tenancy ended more than 60 days ago — a written-off balance from two years ago isn't something you're chasing today. The tenant's own ledger always shows the true full balance; only the dashboard aggregate filters.
Re-imports merge, never duplicate
Importing again matches existing properties, owners, and leases and reuses them. Skipped rows are listed by name in the Review step so you can see exactly what didn't come across and why.
Why this matters
These rules exist so that importing history is always safe: you get complete reporting without waking up to phantom late-fee emails or a payout run that proposes re-paying an owner for a year your old system already settled.

The baseline is the line between owner money your previous system already settled and money Nexxus runs own. It freezes when you approve your first run and never moves from viewing.
Pre-baseline months: "settled in your previous system"
Months before your baseline show your imported owner-payment history read-only — who was paid, when, how much — grouped by calendar month so it matches your old records.
