Recording manual payments (Zelle, check, cash)
Money that arrives outside Nexxus — Zelle, check, cash, a bank transfer — gets recorded on the tenant's ledger with its real date and method. These count as 'attested' in payout runs.
Not every dollar arrives through the online rail. When a tenant Zelles you, hands you a check, or pays cash, record it on their ledger so the books stay true.
Recording one
From the tenant's ledger, click Record payment and enter the amount, the date it actually arrived (not today's date, if they differ), and the method. It allocates like any payment — oldest due charge first — and the balance updates immediately, in your view and the tenant's portal.
Dates matter more than you'd think
The payment date determines which payout window the money falls into (see payout windows) and which month it reports under. Backdating to the true arrival date keeps owner payouts and monthly reports honest; recording everything "today" quietly shifts money between months.
Attested vs verified
A manually recorded payment is attested — Nexxus is taking your word for it, versus a Stripe or Airbnb payment the rail itself confirmed. Payout run banners total the attested money so you can give it a second look before approving. Full explanation: Verified vs attested.
Fixing mistakes
Recorded the wrong amount or the wrong tenant? Remove the entry and re-record — manual entries are yours to manage, and the engine never touches them. If the payment was already counted in an approved payout run, don't delete it; the money genuinely moved. Post an offsetting entry instead, so history stays consistent with what was paid out.
Reducing manual work
Every manual payment is a small trust exercise and a small chore. The more tenants you move onto online payments and autopay, the more of your ledger becomes rail-verified automatically.

Verified vs attested payments in a payout run
Verified means a real payment rail confirmed the money (Airbnb, Stripe); attested means the operator recorded it manually. The run banner totals attested money so you review it before approving.
Online rent payments: ACH free, card with a fee
Tenants pay rent in their portal by bank (ACH, free to them) or card (a convenience fee is added). You control which rails are on and the card fee in Settings → Payments & Stripe.
