Online rent payments: ACH free, card with a fee
Tenants pay rent in their portal by bank (ACH, free to them) or card (a convenience fee is added). You control which rails are on and the card fee in Settings → Payments & Stripe.
Once your Stripe account is connected, tenants pay rent right in their portal and the money lands in your bank — recorded on the ledger automatically, rail-verified, no chasing.
The two rails
- Bank (ACH) — free to the tenant, always. This is the rail to steer tenants toward.
- Card — convenient, but card processing costs real money, so a convenience fee is added on top of the rent. The tenant sees the fee before confirming; the rent portion still arrives whole.
What you control (Settings → Payments & Stripe)
- Toggle each rail on or off (you can run ACH-only).
- Set the card fee — a percentage plus a flat per-transaction amount, defaulting to typical card processing cost. The fee is a passthrough: it exists so card convenience doesn't eat your margin, and it nudges tenants toward free ACH.
Card payments are available on every plan; keeping the fee at cost is both the fair setup and the effective one.
How payments hit the books
A successful payment posts to the tenant's ledger as verified (the rail confirmed it) and allocates oldest-first like any payment. The convenience fee books separately from rent — it never inflates rent income or an owner's share. ACH takes a few business days to settle; the ledger reflects the payment when it's made, and failed payments reverse.
For tenants who won't go online
Nothing forces the rail — record their Zelle/check/cash manually. But every tenant you move online is a ledger that reconciles itself; pair it with autopay and rent collection mostly stops being a task.

One-time setup: connect your Stripe account from Settings → Payments & Stripe (embedded onboarding, ~10 minutes with your business and bank details). Rent then flows tenant → your Stripe → your bank.
Recording manual payments (Zelle, check, cash)
Money that arrives outside Nexxus — Zelle, check, cash, a bank transfer — gets recorded on the tenant's ledger with its real date and method. These count as 'attested' in payout runs.
