Occupancy, revenue charts, and channel numbers
Occupancy is nights-based against the days you actually managed each unit; every revenue and channel figure app-wide is collected income from the ledger — so dashboards and reports always agree.
Two principles keep every chart in Nexxus honest — worth knowing so you can trust (and explain) the numbers.
Occupancy is nights, within managed windows
Occupancy % = occupied nights ÷ available nights. The denominators are careful where other systems are sloppy:
- Managed windows: a property counts as capacity only for the days you actually managed it. A door onboarded in June doesn't drag down your January; one that left in April stops counting from its last managed day.
- Units count individually in multifamily.
- Overlapping records can't double-count a night — each unit-night counts once, period.
So the occupancy figure reads as "of the nights I could have filled, how many did I fill" — the number that's actually about your performance.
Every dollar figure is collected income
Revenue KPIs, trend charts, channel tables — all of them read collected payments from the ledger, not booking values or future promises. A signed lease for next year is pipeline, not revenue. This is why the dashboard, Reports, and property Financials agree with each other: one source, one definition.
Channel numbers
"Channel performance" attributes each collected payment to the channel of the booking active when the payment arrived (Airbnb, Vrbo, direct, Zillow…), deterministically. It answers "which channel is producing income," which for MTR/LTR operators is the question that matters — a channel that books big but collects slow doesn't get flattered.
Time ranges
Charts share the same range toggles (30D / 90D / YTD / 1Y / All). Comparing a chart to a report? Match the range first — half of all "these don't match" mysteries are a YTD chart next to an all-time report.

Deletes are allowed only when no real money is attached. For a property you've stopped managing, use "No longer managed" instead — history stays, capacity ends.
