Leads and inquiries
Inquiries from your booking site land in the Leads inbox with notification to your team. Work them new → contacted → converted, and see exactly which listings produce them.
Not everyone is ready to apply — some prospects just want to ask about a listing. Those are leads, and they get their own inbox so they don't die in your email.
Where leads come from
The inquiry form on your booking site — a prospect asks about a specific listing (or generally), leaves their contact info, and the inquiry lands in Leads with a notification to whoever's routed for leads. The dashboard's new-leads widget keeps the count in front of you.
Working a lead
Each lead carries the prospect's info, their message, and which listing they asked about. Move it through the statuses as you work it — new → contacted → converted (or closed if it goes nowhere). It's a lightweight pipeline on purpose: leads either become applications within days or they don't.
Converted means they applied — from there the leasing pipeline takes over.
Speed is the whole game
Rental leads decay by the hour; answering within the first hour is the highest-leverage habit in leasing. That's why leads notify immediately rather than batching into a digest — check the routing on Settings → Team to make sure they reach the person who'll actually respond fastest.
Reading the funnel
The booking-site analytics (Direct Booking Site → Site performance) show the full path — visits → inquiries → applications → bookings — and which listings generate inquiry volume. A listing with lots of views and no inquiries usually has a photo or price problem; lots of inquiries and no applications suggests follow-up is the bottleneck.
