The live demo: what it is and what it deliberately refuses
trynexxus.com/demo is the real Nexxus admin on a sample company (Saguaro Property Group, Phoenix). Everything is clickable and editable in your browser, nothing is saved, a refresh resets it — and real-world actions (money, email, Stripe, Airbnb sign-in, domains) are refused honestly instead of faked.
The demo at trynexxus.com/demo is not a video or a mock-up: it is the real Nexxus admin interface running on a sample company, so what you click is what a subscriber gets.
The sample company
Saguaro Property Group manages 13 units around Phoenix — short-term Airbnb units, furnished mid-term stays and long-term leases — with a year of stays, a live ledger, four owners with monthly payout runs, a leasing pipeline, work orders and an inbox. You are signed in as Alex Morgan, the manager. Every date is relative to today, so the portfolio never looks stale.
What works
Everything you can do in the product, you can do here: edit properties, approve a booking request (the guest pays a few seconds later), drag applications through the pipeline and run the whole lease wizard (the applicant opens and signs a few seconds after you send), record payments on a tenant ledger, draft, approve and send owner payouts, accept an Airbnb request, dispatch a vendor, reply to messages, publish listings, run every report, change every setting, and import Saguaro's own Buildium export through the real wizard. The dashboard, the badges and the bell update as you go.
What is deliberately refused
The sandbox never moves real money, sends real email, or talks to a real third party. Those actions say so in the product's own dialogs instead of pretending:
- Direct deposit, card payments, funding banks, invoices and plan changes run through Stripe in the live app.
- Emails and invitations are recorded, but nothing leaves the sandbox.
- Connecting an Airbnb account needs an Airbnb login the sample company does not have (the three synced units show the connection as it looks once it exists).
- Custom domains and the booking site are provisioned on Vercel in the live app.
- AI reads inside the importer (classification, balances, photos) run on the server in the live app; the sandbox uses the Buildium fingerprint instead.
Nothing is saved
Every change lives only in your browser tab. Client-side navigation keeps it; a full page refresh, or the Reset demo button in the bar at the bottom, rebuilds the sample portfolio from scratch. Nothing you type is stored — except questions you ask this assistant, which the Nexxus team reads to improve the answers.
From the demo to your own account
Nexxus opens to its first operators soon. The Get early access button in the demo bar puts you on the list: you get an email when early access rolls out, a free no-card trial of early access, and special benefits at full release. Every plan will start with a 14-day free trial with no card required, and pricing is announced at launch. Your own company starts empty until you import your data or add properties by hand.

When do owners get paid? Payout windows and cadence
Your company payout day defines the collection window each run pays out. Day 10 means the June run pays rent collected May 10 → June 10; set day 1 to pay the prior month in arrears.
E-signing leases
Leases are signed electronically: the applicant signs in their portal, you countersign in the admin, and the executed PDF is frozen exactly as signed — permanently.
Connecting Stripe to collect rent
One-time setup: connect your Stripe account from Settings → Payments & Stripe (embedded onboarding, ~10 minutes with your business and bank details). Rent then flows tenant → your Stripe → your bank.
