Cash vs Advance: the payout basis toggle
Collected cash pays owners only money that has actually arrived; Advance fronts the month's earned rent before it lands. Months on different bases self-balance automatically.
Each payout run computes on one of two bases. The toggle is on the Payouts page and persists per run.
Collected cash (the default)
Owners are paid only rent that has actually arrived and been earned. If a tenant hasn't paid, or an Airbnb payout is still in flight, that money waits for a future run. You never front a dollar.
Advance month
Owners are paid the month's earned rent even when the cash is still in transit — you're fronting it. The next run automatically settles against whatever was advanced: when the cash arrives, it's already been counted, so it isn't paid again.
Mixing bases is safe
Because everything is computed cumulatively ("owed to date minus already counted"), months computed on different bases self-balance by construction. A common pattern: run one month on Advance to smooth a transition, then switch to Cash going forward — the numbers reconcile themselves.
Which should you use?
- Cash is the safe default: you can't pay out money you don't have.
- Advance suits operators who promise owners a predictable check on a fixed day regardless of in-flight timing — just understand you're extending float from your operating account.
The run banner always shows which basis a draft was computed on, and under Advance the "attested" total includes the earned-but-not-arrived portion so you can see exactly what you're fronting before you approve. See Verified vs attested.

Your company payout day defines the collection window each run pays out. Day 10 means the June run pays rent collected May 10 → June 10; set day 1 to pay the prior month in arrears.
