Nexxus is property management software for short-, mid- and long-term rentals in one system. It exists because running all three meant running three tools — and a stack of spreadsheets to hold them together.
From Northern Arizona cabins to Phoenix mid-term rentals.
I started in nightly rentals — Airbnb and Vrbo cabins in Northern Arizona that I ran with my parents. It taught me the short-term side: channels, calendars, turnovers, reviews, and how much time a busy nightly calendar really takes.
On September 15, 2019, I started my own furnished rental company in Phoenix and moved into mid-term rentals: furnished homes for travel healthcare workers, construction crews and project managers, relocating families, and people displaced by insurance claims. We grew to around 31 homes — 35 at our peak. Mid-term gave us a better tenant base and far less turnover, for a little less cash flow. Some of our furnished homes even go to year-long leases.
The software never kept up. We ran on Buildium, Airbnb, screenshots and Google Sheets. Calendars that weren’t unified meant double bookings. Every year-end meant nights of reconciling platforms, or a big CPA bill. I tried Buildium, Guesty, Hostfully, Hostaway, AppFolio, Lodgix and TurboTenant — none of them did everything in one platform, so there was always a workaround or another tab.
So we built the platform we needed: one calendar, one ledger and one owner payout for every kind of stay.
