The stay sits on the unit’s calendar in Nexxus, and Nexxus closes those dates on Airbnb so they can’t be double-booked. The nights before move-in, and any gap between two leases, stay open for short stays.

How do I switch a unit from short-term to long-term?

Approve an applicant, generate the lease from your own template and collect the signatures online. The lease term lands on the same calendar as your nightly bookings, rent posts to the tenant’s ledger, and the unit keeps its history — there is nothing to migrate. Switching back to nightly is the same unit with the next stays on the calendar.

Do I need separate owner statements for short-term and long-term income?

No. If you manage for owners, each payout is drafted from what actually came in — nightly payouts, monthly rent and yearly rent — minus your fee and deductions, on one statement with the proof behind every line.

Can I import my history from Airbnb and Buildium?
