Corporate housing software, built by a mid-term rental (MTR) operator.
Corporate housing is a mid-term rental (MTR) with a business on the other end: furnished stays of 30 nights or more, a lease, monthly rent, and extensions that arrive a week before move-out. Nexxus runs it next to your Airbnb nights and yearly leases — one calendar, one ledger, one owner statement.

Stays measured in months, run like a business.
A corporate placement — a mid-term (or midterm, or medium-term) rental with a business behind it — is part booking, part tenancy, part account. These are the jobs it creates — every month, in every home.
Stays that start mid-month
Move-ins land on a Tuesday and move-outs on a Friday. The first and last months need prorating, and every month in between needs to be billed on time.
A lease for every placement
A written agreement for every stay, signed by everyone who will live there — and filed where you can find it when the question comes up.
Extensions on short notice
Projects run long. The stay grows by two weeks or two months, and the rent, the calendar and the owner’s numbers all have to follow.
Early move-outs
Assignments end early too. You need to see the gap on the calendar at once — and know whether someone else can take the dates.
Money from more than one direction
Some occupants pay by card or bank transfer and get reimbursed; some employers pay directly; some wire a whole term up front.
Owners who want one statement
If you manage homes for owners, a corporate stay, a nightly stay and a yearly lease all have to land on the same monthly payout.
Vacation-rental software and long-term software each get half of it.
Corporate housing management software has to do both jobs at once. The usual starting points were built for one.
| Topic | Vacation-rental software | Long-term PM software | What corporate housing needs |
|---|---|---|---|
| Thinks in | Nights and guests | 12-month leases and tenants | Months, with a real calendar |
| Agreement | Booking terms and house rules | A lease | A lease for every stay, e-signed |
| Billing | Paid up front at booking | Monthly rent on a ledger | Monthly rent, prorated, on a ledger |
| Calendar and channels | Strong | Usually none | One calendar with Airbnb and your own site |
| Extensions | A new or modified booking | A lease renewal | Change the end date; rent follows |
| Owner statements | Nightly stays only | Lease rent only | Every stay length on one statement |
From the placement to the move-out.
Everything a corporate stay touches — in the same place as your nightly and yearly stays.
Your lease, e-signed
Upload the lease you already use and it becomes a fillable, e-signable template. Every adult signs, and the signed copy lives on the tenant’s record.
See it in the demoRent scheduled for the whole stay
Nexxus posts the monthly rent for the entire stay to one tenant ledger, with the first and last months prorated by the day. Extend the stay and the new months post; shorten it and they come off.
Online rent, deposits and autopay
Occupants pay rent and deposits online with autopay, and every charge, payment and credit lands on the same ledger — no separate deposit spreadsheet.
Prepaid terms, recorded once
A company wires a whole term up front? Record it as a prepaid term with the date the owner was paid for it, so owner payouts never pay that money twice.
One calendar for every stay length
Corporate stays, Airbnb nights and yearly leases on one timeline — so a short stay can fill the gap between two placements without a double booking.
See it in the demoAirbnb, connected
Airbnb listings, reservations and calendars sync with Nexxus, so monthly stays booked there land on the same calendar as your direct placements.
Your own booking and application site
A site on your brand and domain where relocating employees and travel coordinators browse homes, inquire and apply.
Furnished Finder, in the same inbox
List on Furnished Finder for traveling professionals, with leads and applications coming back to the same place as everything else.
Owner payouts from rent that came in
If you manage for owners, each payout is drafted from the rent that actually arrived — corporate, nightly or yearly — minus your fee, with the proof behind every line.

A booking site that sells monthly stays.
Relocation managers and traveling professionals want to see the home, the monthly price and what’s included — and apply without a phone call. Your Nexxus site does that on your own domain.

A corporate stay, next to the stays it shares a calendar with.
The same home can take a two-night stay in March, a four-month corporate placement from April and a furnished yearly lease in the fall.
| Topic | Nightly (short-term) | Monthly (mid-term) | Yearly (long-term) |
|---|---|---|---|
| The agreement | Booking terms from the channel or your site | Your lease, e-signed by every adult | Your lease, e-signed, with renewals |
| Rent | Collected at booking | Scheduled monthly, prorated by the day | Scheduled monthly |
| Paid by | The guest, through the channel or your site | The occupant online, or the company — even a whole term up front | The tenant online, with autopay |
| Extensions | A new booking | Change the end date; the rent follows | A renewal |
| Deposit | Card hold or channel damage protection | Refundable deposit on the ledger | Refundable deposit on the ledger |
| Owner payout | On the owner statement | On the same statement | On the same statement |
Every stay length on one owner payout.

Built by an operator who houses business travelers every month.
At any given time, half to two-thirds of our tenants are business travelers — travel nurses, construction crews, project managers. They extend, and we ask for 30 days’ notice when they do. When someone has to leave early, we let them out only when a new tenant can take the dates. None of the tools we tried handled that without a spreadsheet on the side, so we built Nexxus.

Corporate housing software, answered.
What is corporate housing software?
Corporate housing software runs furnished stays of 30 nights or more for business travelers and their employers: the calendar, the lease, monthly rent and deposits, extensions and early move-outs, payments from the occupant or the company, turnovers, and owner statements if you manage homes for owners. It sits between vacation-rental software, which thinks in nights, and long-term property management software, which thinks in 12-month leases.
Is corporate housing still a thing?
Yes. Companies still need to house people for a project, an assignment or a relocation, and many furnished-rental operators now serve that demand as part of a wider mid-term business. In our Phoenix homes, 50–70% of tenants at any given time are business travelers — travel healthcare workers, construction crews and project managers — and the rest are relocation, insurance and between-homes stays.
How is corporate housing billed?
Usually monthly, in advance, like rent — with the first and last months prorated when a stay starts or ends mid-month. Some occupants pay their own rent and get reimbursed; some employers pay directly, and some pay a whole term up front. Nexxus schedules the rent for the whole stay on one ledger, takes online payments with autopay, and records a prepaid term once so the owner is never paid twice for it.
Can I run corporate housing, Airbnb and long-term leases in the same software?
Yes — that is what Nexxus is for. Nightly bookings, furnished monthly stays and yearly leases share one calendar and one ledger, so a two-night Airbnb stay can fill the gap between two corporate placements without a double booking, and every stay lands on the same owner statement.
Do corporate housing stays need a lease?
Most operators use a written lease or rental agreement for any stay of 30 nights or more, with a security deposit and clear extension and early-termination terms. In many states a stay that long can create a tenancy, so have your lease reviewed for your state — this is general information, not legal advice. Nexxus turns your own lease into an e-signable template.
What is the difference between corporate housing and an extended-stay hotel?
An extended-stay hotel rents rooms by the night with hotel services. Corporate housing is usually a furnished home or apartment rented by the month under a lease, with a full kitchen, laundry and utilities included — more space and a more normal life for someone who is there for months, often at a lower monthly cost than a hotel.
Can I bring my data from Buildium, AppFolio or Airbnb?
Yes. Drop in your exports and Nexxus maps them — tenants, leases, balances and history. Every balance is checked before anything is saved, and the whole import can be undone as one batch.
