Mid-term rental (MTR) software for stays of a month or more.
Furnished 30+ night stays don’t fit vacation-rental software or long-term property management software. Nexxus runs them the way operators actually do — a real lease, monthly rent and deposits, a tenant ledger — on the same calendar as your Airbnb nights and yearly leases.

Short-term tools and long-term tools each get half of it right.
A 90-day furnished stay — a mid-term rental, which some call midterm or medium-term — is part booking, part tenancy. The software most operators start with only understands one half — so the other half lives in spreadsheets.
Vacation-rental software
Built for nights and guests: great calendars and channels, but no real lease, no monthly rent ledger, and a deposit is just a hold on a card.
Long-term property management software
Built for 12-month leases: a solid tenant ledger, but no booking calendar, no channels, and furnishings and turnovers every few months are invisible.
The spreadsheet in between
Screenshots of Airbnb payouts, a sheet for deposits, another for owners. It works until two calendars double-book a unit — or until year-end, when every platform has to be reconciled by hand.
One system from the inquiry to the move-out.
Every piece a mid-term stay touches — in the same place as your nightly and yearly stays.
Leases, not house rules
Upload the lease you already use — it becomes a fillable, e-signable template. Every adult signs, and the signed lease lives on the tenant’s record.

Tenants pay rent and deposits online with autopay. Every charge, payment and credit lands on one tenant ledger — no separate deposit spreadsheet.
One calendar for every stay length
Nightly, monthly and yearly stays on one calendar, synced with Airbnb — so the gap between two tenants can take a short stay without a double booking.
See it in the demoYour own booking and application site
A direct site on your brand and domain where tenants browse, inquire and apply — for most mid-term operators, the best leads of all.
List everywhere mid-term tenants look
Airbnb monthly stays, Furnished Finder, Zillow and the long-term listing sites — one listing, every lead and application back in one inbox.
Applications and screening
Online applications for every adult, with screening reports inside the application — approve, decline or ask for more in one place.

If you manage for owners, each payout is drafted from the rent that actually came in — nightly, monthly or yearly — minus your fee, with the proof behind every line.

Tenants sign, pay, request maintenance and find their documents in one place — no more “can you resend the lease?” texts.
Bring your history with you
Import from Buildium or Airbnb exports. Balances are checked before anything saves, and the whole import can be undone as one batch.
Mid-term, next to the stays it shares a calendar with.
The same unit can be a two-night stay in March, a three-month travel-nurse lease in April and a furnished yearly lease in the fall.

Travel nurses, project crews, relocations, insurance stays.
Mid-term demand comes from people whose job or life put them somewhere for a few months — and it comes through different doors.
Healthcare and business travelers
Travel nurses, construction crews and project managers on 13-week assignments — often extending, sometimes leaving early.

Families displaced by a fire or flood, and people between homes after a move — placed by adjusters and relocation companies.
How insurance placements work

Built by an operator who runs mid-term rentals.
I started my furnished rental company in 2019 and ran it on Buildium, Airbnb, screenshots and Google Sheets. Calendars that weren’t unified meant double bookings, and every year-end meant nights of reconciling platforms — or a big CPA bill. I tried Buildium, Guesty, Hostfully, Hostaway, AppFolio, Lodgix and TurboTenant. None of them did everything in one place, so we built Nexxus.
What to look for in mid-term rental software.
Whatever you choose, make sure it covers the whole stay — not just the booking or just the lease.
- Lease generation from your own lease, with e-signatures for every adult
- Online rent and deposit collection with autopay, on a real tenant ledger
- One calendar across nightly, monthly and yearly stays — synced with Airbnb
- Listings on the sites mid-term tenants use (Furnished Finder, Airbnb monthly, Zillow)
- Your own booking and application site, so the best leads aren’t rented from a channel
- Owner statements that include every stay length, if you manage for owners
- A resident portal for rent, maintenance and documents
- Import from the tools you use now — with a way to undo it
- A demo you can click through yourself before you talk to anyone
Mid-term rental software, answered.
What is mid-term rental software?
Mid-term rental software runs furnished stays of roughly one to twelve months — usually 30 nights or more — from inquiry to move-out: listing, applications, a lease with e-signatures, deposits and monthly rent, the calendar, maintenance, and owner statements if you manage for owners. Short-term (vacation rental) tools handle nights and guests but not leases and rent ledgers; long-term tools handle 12-month leases but not calendars and channels. Mid-term needs both.
What is the best software for mid-term rentals?
The one that handles a lease, monthly rent and deposits and a real calendar in the same place — without spreadsheets in between. Check for lease generation with e-sign, online rent with autopay, a tenant ledger, one calendar across nightly, monthly and yearly stays, your own booking site, owner statements if you manage for others, and a way to import your history. Nexxus was built to do all of that in one system.
Can I run mid-term rentals and Airbnb nightly stays in the same software?
Yes. In Nexxus, nightly bookings, furnished monthly stays and yearly leases sit on one calendar and one ledger, so a unit can take a two-night Airbnb gap between two mid-term tenants without a double booking — and every stay lands on the same owner statement.
Do mid-term rentals need a lease?
Most operators use a written lease or rental agreement for stays of 30 nights or more, with a security deposit and clear extension and move-out terms. In many states a stay that long can create a tenancy, so check your state’s rules — this is general information, not legal advice. Nexxus generates the lease from your own template and collects e-signatures from every adult on it.
Is there free mid-term rental software?
Nexxus isn’t free, but it isn’t launched yet either: people on the early-access list get a free trial with no credit card, plus launch benefits. The live demo — the whole product on a sample portfolio — is free to explore right now with no sign-up.
Can I bring my data from Buildium, AppFolio or Airbnb?
Yes. Drop in your exports and Nexxus maps them — tenants, leases, balances and history. Every balance is checked before anything is saved, and the whole import can be undone as one batch.
Launching soon. Be first in line.
