What is a lease extension? The same lease, a later end date.

Extensions are routine in furnished mid-term rentals (MTR): assignments run long, projects slip and repairs take longer than planned. Here’s what an extension is, how it differs from a renewal, and what to write down. General information, not legal advice.

What a lease extension is

The tenant stays in the same home under the same lease; only the end date — and anything else both sides agree to change, like the rent — moves. Put it in writing and have every adult on the lease sign it.

Extensions on mid-term stays

On a midterm or medium-term stay, extensions are the norm: Tyler Sorenson, Nexxus’s founder, recalls 80–90% or more of the travel nurses in those rentals extending. Three things to settle in the lease: how much notice a tenant gives to extend, whether the rate changes, and what happens if the dates are already booked. One more: the federal lead-paint disclosure exempts leases of 100 days or less only where no renewal or extension can occur, so a short lease that can be extended generally still needs it for homes built before 1978. What is the difference between a lease extension and a lease renewal?

An extension continues the current lease with a later end date; a renewal creates a new lease and a new term. California’s Department of Real Estate puts it this way: a renewal “creates a new and distinct tenancy,” while an extension “is a continuation in possession under the original lease.”

Do you need a new lease to extend a lease?

Usually not — a written extension, often a short addendum signed by everyone on the lease, changes the end date and anything else that changes. Put it in writing either way, and have a landlord-tenant attorney review your extension wording. This is general information, not legal advice.

Can a landlord change the rent on a lease extension?

An extension is a new agreement on the new dates, so the rent for them is whatever both sides agree, within any local rent rules. A signed lease’s rent stays as written until it ends; the best place to say whether the rate changes on an extension is the original lease.

How much notice should a tenant give to extend a mid-term lease?

Whatever the lease says — 30 days is common. Nexxus founder Tyler Sorenson’s furnished rentals allow extensions with a requested 30 days’ notice, which gives time to move or decline the next booking.

Can an Airbnb guest extend a monthly stay?

Yes, through Airbnb: the guest sends a trip change request, and on a monthly stay it can go through without the host’s approval as long as it remains a monthly stay. Airbnb’s rules don’t allow moving the extension off Airbnb onto a direct lease.
