The short answer
How Furnished Finder works for landlords
Furnished Finder started with travel nurses and now serves every kind of midterm traveler. By its own numbers, more than 6 million travelers searched for housing there in the past year, corporate travelers are now its largest group (35% of booking requests), relocating families are its fastest-growing one, and the average stay was 107 days as of December 2025.
The model is simple, and it’s what separates it from Airbnb:
- You pay once a year to list. No commission on any stay.
- Travelers find the listing and message you. You answer, share details and decide who to rent to.
- Everything after the lead is yours: screening, the lease, the deposit and monthly rent — with optional Furnished Finder tools for each, below.
What Furnished Finder costs
| Topic | Cost | Who pays | Notes |
|---|---|---|---|
| Listing | $199 a year | Landlord | One property; renews each year |
| Extra unit, same address | $149 a year each | Landlord | A duplex side, a basement apartment or a room |
| Hotel or full apartment complex | $750 a year; $1,000 from Oct 27, 2026 | Landlord | Entire buildings |
| Commission or booking fee | None | — | On any stay |
| Tenant screening | $44.99 | Tenant (or landlord, via KeyCheck) | Credit, criminal and eviction reports |
| Leases and legal documents | $19.99–$74.99 | Landlord | State-specific documents with e-signing, through Rocket Lawyer |
| Online rent through Baselane | $2 per ACH invoice to an outside bank; 3.49% by card | Tenant | ACH is free into a Baselane checking account |
Two details worth knowing before you pay: all payments to Furnished Finder are non-refundable — including a renewal you meant to cancel — and a different address needs its own $199 listing. If you’re trying it for a year, note the renewal date.
Furnished Finder background checks
Furnished Finder’s tenant screening is on request, not automatic. You send a screening request from the dashboard or a message thread; the tenant gets an invitation and pays $44.99, unless you choose to pay through KeyCheck. The report is powered by TransUnion and covers:
- Credit — a soft check that doesn’t affect the tenant’s score
- Criminal background
- Eviction history
Most results are ready in a few hours; a few jurisdictions that require records to be pulled by hand take up to five business days. Completed reports can be viewed for 30 days, so save what you need for your records. The report informs your decision, it doesn’t make it: apply the same written criteria to every applicant, and if a report leads you to turn someone down, federal law requires an adverse action notice — see mid-term applications and screening.
On the other side, Furnished Finder requires identity verification for every landlord, property manager and agent account, and landlords can link a LinkedIn profile to show who they are.
Is Furnished Finder worth it for landlords?
For most mid-term homes near demand, yes — the math is lopsided. A year of listing costs $199; a single mid-term stay brings in a month of rent or more. The real costs are your time and your speed. Our experience:
We’ve listed on Furnished Finder for years. It has been hit or miss at times, but lately it’s a pretty consistent lead source. The catch in our area is competition: every lead gets replies from plenty of other hosts, so the operator who answers first with a clear price and dates usually wins.
It’s likely worth it if your home is within a reasonable drive of hospitals, large employers or a growing metro that people relocate to; you can answer inquiries within hours; and you’re set up to screen, sign a lease and collect rent yourself.
It’s a weaker bet if there’s little traveling or relocation demand near you, you can’t respond quickly, or you want a platform to take payment and handle the booking for you — that’s what Airbnb does.
Getting more from a Furnished Finder listing
- Answer fast. Travelers message several homes at once. The first clear answer often wins.
- Show the monthly price and what’s included. Utilities, Wi-Fi, parking, laundry — travelers compare total cost.
- Keep the calendar current. Furnished Finder can link one Airbnb and one Vrbo calendar per listing (updates take up to 24 hours), but it doesn’t accept other iCal links — so when you sign a lease from another channel, block the dates on Furnished Finder too.
- Screen every lead the same way, whichever site it came from.
- Use a real lease for every stay — ours was drafted by an attorney. See what a mid-term lease should cover.
Furnished Finder vs Airbnb
They do different jobs, and many operators — us included — use both:
| Topic | Furnished Finder | Airbnb (28+ nights) |
|---|---|---|
| What you get | Leads | Booked, paid stays |
| Cost | $199 a year per listing, no commission | A service fee on every booking — 15.5% for most hosts |
| Payment | You collect rent (optionally through Baselane) | Airbnb charges the guest monthly and pays you monthly |
| Screening | TransUnion report on request, usually tenant-paid | Airbnb verifies identity; no host-ordered credit report |
| Lease | Your lease | Airbnb’s terms; your contract only if disclosed before booking |
| Deposit | Yours to set, within state law | Most hosts can’t charge a security deposit |
| Who you reach | Traveling professionals, corporate travelers, relocating families | Everyone searching Airbnb |
For us, Airbnb brings in roughly half of our stays and Zillow and the listing sites — Furnished Finder included — about a quarter. How Airbnb handles long stays is in Airbnb monthly stays.
Furnished Finder alternatives
- Airbnb monthly stays — booked and paid through Airbnb; a service fee on every stay.
- Zillow Rental Manager — free to list directly as of September 2026, and a listing also appears on Trulia and HotPads.
- Corporate Housing by Owner — an annual listing from $399 to $995 depending on the plan.
- Your own website — no fees per lead, and the channel that compounds: about a quarter of our stays come through ours.
- Insurance and corporate placement companies — usually free to register with; they place displaced families and relocating employees.
- Not alternatives: Blueground and Landing run furnished apartments themselves, and Kopa has shut down.
Costs and what each is good for are in where to list mid-term rentals.
Running Furnished Finder with everything else
Furnished Finder is one door among several, and the doors don’t talk to each other. A Furnished Finder lead becomes a stay only when you sign a lease — and that lease has to land on the same calendar as your Airbnb bookings and your direct bookings, or a home gets promised twice.
That’s the job Nexxus does: it isn’t another place to list, it’s the system behind the listing sites. Nexxus lists homes on Furnished Finder and brings its leads into the same inbox as every other channel. Every Airbnb booking, direct booking and lease sits on one calendar, and the lease you sign — your own, e-signed — sets up the deposit and monthly rent on the tenant’s ledger. See mid-term rental software, or open the live demo set up for mid-term — no sign-up. You may also see these stays called medium-term rentals; the workflow is the same.

Furnished Finder for landlords: FAQ
How much does Furnished Finder cost landlords?
As of September 2026, $199 a year per listing, plus $149 a year for each extra unit at the same address (a duplex side, a basement apartment or a room). Entire hotels and apartment complexes pay $750 a year, rising to $1,000 from October 27, 2026. Payments are non-refundable and listings renew each year, so check Furnished Finder’s pricing page before you sign up.
Does Furnished Finder take a commission?
No. Furnished Finder charges landlords the annual listing fee and no commission or booking fee on stays. Tenants don’t pay a booking fee either; they pay for their own screening report when a landlord requests one.
Does Furnished Finder do background checks?
Yes, on request. A landlord sends a tenant screening request from the Furnished Finder dashboard; the report is powered by TransUnion and covers credit (a soft check), criminal background and eviction history. The tenant pays $44.99 unless the landlord pays through KeyCheck, most results arrive within a few hours, and reports can be viewed for 30 days.
Is Furnished Finder worth it for landlords?
Usually, if your home is within reach of hospitals, big employers or relocation demand: one mid-term stay covers the annual fee many times over. We’ve listed there for years — hit or miss at times, a pretty consistent lead source lately — and in our area every lead gets replies from plenty of other hosts, so speed matters. It produces leads, not bookings: you still screen, sign a lease and collect rent.
Is Furnished Finder legit and safe for landlords?
It’s an established site, and it requires identity verification from every landlord, property manager and agent account. But scammers target every rental site, from both sides. Verify every tenant yourself — identity, the assignment or employer, and payment by a traceable method that has cleared before keys change hands.
Can I sync my Furnished Finder calendar?
Only with Airbnb and Vrbo: you can link one Airbnb and one Vrbo calendar per listing, and updates take up to 24 hours. Other iCal links aren’t supported, so a lease you sign from another channel has to be blocked on Furnished Finder by hand.
What are the alternatives to Furnished Finder?
Airbnb with monthly stays turned on, Zillow (free to list directly as of September 2026), Corporate Housing by Owner ($399–$995 a year by plan), your own website, and insurance and corporate placement companies. Most mid-term operators use several at once.
